Before Signing the Lease

Leases are binding contracts, so make sure you understand your rights before you sign on the bottom line.


Questions to ask the leasing agent or landlord:

  • What terms of lease are available, i.e. 30 days, monthly, 6 months, 12 months, etc? Are there any specials associated with these lease terms?
  • What date is the apartment available for move-in?
  • Are utilities included in the rent?
  • Is there covered parking or garage? Is garage included or extra cost?
  • Is there extra storage available for large objects?
  • How much is security deposit.
  • When is the rent due?
  • What form of payment is preferred for rent payments?
  • Is there a penalty for late payment of rent? If so, what is it?
  • What is your pet policy?
  • What is the parking policy? Is there a limit on the number of cars per unit?
  • Are there on-site laundry facilities? Can I have a washer & dryer in my unit?
  • How are maintenance issues handled?
  • Is there a limit on how many days a guest may stay with me?
  • Are there special hours for move-ins?
  • Will the unit be painted and cleaned before I move in?
  • Are any window coverings included?
  • What are the lease break penalties?
